Eight checks before the season starts

Cabins, casitas and guest houses run flat out in summer and sit empty in winter. Tick what's already done — what's left is the list we'd work through.

What to leave the system doing

An empty house in a Texas August is not the place to switch everything off. Air that never moves gets humid, and humidity is what damages furniture and finishes.

  1. Summer: leave cooling on around 80°F, fan on auto, so the system still pulls moisture out.
  2. Winter: leave heat on around 55°F so pipes and traps don't freeze during a cold snap.
  3. Keep interior doors open so one thermostat can read the whole house.
  4. If the property has a smart thermostat, set the limits and the away schedule once and lock them.

Those are starting points, not rules — an older house, a pool room or a wine wall changes them.

Managers and owners

One property or twelve, we keep the same record for each: what was serviced, what was replaced, and what we'd watch next season. If you hand the property between cleaners and managers, that record is what stops the same repair being paid for twice.
